Timber Frame Package Pricing
Because we believe that everyone should live in a Post & Beam home, Goshen
Timber Frames offers a wide range of options. We have pre-designed a number of
simple timber frames to be affordable. They range from $55 to $70 per square
feet of timber framed area. (Standard timber frame and standard timber frame
package prices are listed below.) We are always happy to talk with you about
ways to make your dream home affordable, including the option of a hybrid timber
framed home.
Our design department can produce all your drawings, including the timber frame,
foundation footprint, and home plans (elevations, floor plans, foundation plans,
specifications, sections and details). for both timber frame and conventional or
structural panel additions. We will make revisions to the floor plan and home
plans (elevations, floor plans, foundation plans, specifications, sections and
details) of standard frames at no additional charge.
To
ensure the structural integrity of our frames, all timbers are graded and
stamped by our staff of certified timber graders. |

CUSTOM TIMBER FRAME PRICING
 Goshen's
in-house design service can custom design timber frames in a wide variety of
styles and dimensions. Price will depend upon the type of wood used, timber
dimensions, and above all, on the complexity of the joinery. Consequently, it is
extremely difficult to give a square foot price. To help those who are in need
of some general idea of potential cost, however, we "guestimate" that we can cut
a planed white pine timber frame for between $27-$30. The cost of a single story
frame or a frame with hips or valleys will be higher. Custom packages generally
run between $65-$78 per square foot of living space (including loft). A timber
frame cut from douglas fir or cypress is typically 35% higher for the frame.

These estimates include the cost of the design, which is figured at $1.50 per
square foot of living space for home plans and $75 per hour for frame design.
